Learn how to purchase real estate without requiring credit or additional funds. Whoever would give you the deed to their house without having you pay off their mortgage seems absurd. This indicates that their mortgage is still in place and that you are only making payments on it. To take their deed, some people will even pay you in cash! When the seller transfers the deed to their house to you but leaves the mortgage in place so you are responsible for the payments, this is known as a subject to. There is no loan qualification process, and many sellers nowadays will work with you on this.
Wendy recommends only taking the deed, or doing a subject to, when the seller has equity they are willing to give up and they have a great mortgage in place that will not adjust. If this is not the case, look at the lease option method.
